1.0 INTRODUCTION
A friend of mine that invests in Real Estate asked me if installing the "Steady Power/EcoPower 4 Unit" into some of his "investment homes" made sense.
He asked me this question for two reasons.
1. He (of course) knew that I was selling these products, and
2. He also knew that I own some investment property myself.
At the time, I told him that I felt that this investment did not make any sense.
The reason why I gave him that answer, was (from purely an energy saving/electrical bill saving standpoint) only his tenants would benefit from having the Steady Power/EcoPower 4 unit in that home.
They (the tenants and NOT the landlord) would see their electrical bills go down because of the Steady Power/EcoPower 4 Unit being installed into that home - at the Landlord's expense.
My thinking was that unless he (my friend, the landlord) was paying for the electricity at that home, buying the Steady Power/EcoPower 4 and installing into that home would not provide my friend with any benefit at all.
The purpose of this blog posting is to let you know that I have now changed my views on this topic.
2.0 WHAT EVENT OCCURRED THAT CHANGED MY THINKING?
Several months ago (back in September of 2009), I received a call from one of my Property Managers about a home that I own in Texas.
My Property Manager went on to tell me that there was a problem with the electricity (going to the home) in that there was no electrical power being delivered to the house.
At that moment, I felt pretty bad for the tenants.
It is no fun being in the Greater Houston Area, in September with no Air Conditioning.
Plus the tenant might also prefer to have "lighting" for their home at night.
The Property Manager further indicated that the local utility had determined that the "cause of the problem" was "past the point of demarcation" (e.g., it was on my property), and that the financial responsibilty to fix this problem was mine.
After taking a deep breath, I asked my property manager, "OK, what's the damage".
She then told me that the "cause of the problem" was underground, and that a work-crew was going to have to come out to the property and dig a hole in the ground to get to the "problem with the electricity for the home".
She told me that it would cost $1000 to dig the hole and fix the problem.
I agreed to have the work done and I hung up the phone.
A couple of days later, I received another call from the Property Manager.
She went on to tell me that the work crew dug the hole, found out that the cause of the problem (of electricity not being delivered to this house) was due to a short-circuit condition that occured underground.
She then told me that the work crew had fixed this problem and power was once again being delivered to the house.
However.....
The Property Manager then told me that (after they restored electrical power to the home), the tenant tried to turn on the Central Air Conditioning system (for the home) and it wouldn't turn on.
After sending an Air Conditioner repairman over to the home, we learned that (at the time that the short circuit condition occured), an overcurrent condition occurred in the "Air Conditioning Load Board" and some of the parts (on the load board) were damaged.
I was then told that it would cost me another $750.00 (parts and labor) to fix the Air Conditioning Load Board.
It was at this moment, that I changed my mind about installing the Steady Power/EcoPower 4 Product into an investment property.
For far less than the $750.00 (when you factor in the Energy Tax Credits, etc) I could have purchased and have paid an electrician to install the Steady Power/EcoPower 4 Unit into that home.
3.0 WHAT WOULD HAVE HAPPENED IF I HAD THE STEADY POWER 4/ECOPOWER 4 UNIT INSTALLED IN THE HOME - BEFORE THE SHORT-CIRCUIT CONDITION OCCURRED?
If I had installed the Steady Power/EcoPower 4 unit into that "rental home" (in Texas), the following things would have happened.
1. The Short Circuit situation would still have occurred.
2. I would still have received the first phone call from the Property Manager (telling me that no power was being delivered to the home).
3. I would still have been required to pay the $1000.00 for the work crew to come out and dig the hole to "get to the location of the electrical problem".
However, with the Steady Power/EcoPower 4 Product (in the rental unit), one of the following things would have occurred.
4A. I would not have received that second phone call from the Property Manager AT ALL - Because the Steady Power/EcoPower 4 unit would have protected the Air Conditioning Load Board from damage, or
4B. I would have received that second phone call from the Property Manager..... But because I had the Steady Power/EcoPower 4 Unit installed (and since I had the product installed by a licensed electrician), I could have turned to the "Steady Power/EcoPower 4" Manufacturer for the $750.00 (thanks to the $25,000 Damaged Electronic Replacement Warranty) rather than reaching for my checkbook.
So, I paid the $750.00 and learned a valuable lesson.
That particular rental home does now have an EcoPower 4 Unit installed in it.
I can now rest easy, knowing that the next time I have an electrical problem at that home, for the next 10 years, I will not be "on the hook" for repairing any damaged electrical appliances in the home.
Further, many of the appliances (like the Central Air Conditioning system, and the Refrigerator) come with the rental home.
In other words, I own these appliances.
I feel a lot better knowing the the EcoPower 4 unit (that I've installed in that house) allows MY appliances to run cooler and will (therefore) last a lot longer.
This will also save me money in the long run.
4.0 IN SUMMARY
If you own investment real estate, and are responsible for making sure that your tenant has electrical power delivered to their home - which means virtually every real estate investor;
Then it makes a great deal of sense to have a Steady Power/EcoPower 4 System installed in your home.
This is especially true if you also happen to own some of the electrical appliances in the rental property as well (such as the Central A/C sytem, Heat Pump, Refrigerator, etc.).
